No cost guide publishes a Rockford figure (Angi, HomeGuide, Thumbtack and Fixr have no Rockford page), so every range on this site is a national average or a Chicago-area or Columbus, Ohio guide, and each one is labelled that way.

Which one to plan with

Use HomeGuide's $30 to $50 as the working range. It covers 500 to 1,500 square feet, it was updated February 6, 2026, and it matches the whole-project totals from the same site. The low-end rows come from two sources that agree with each other and disagree with the totals above them. Angi's own size table implies $7 to $23, but Angi's average total for the same work is $32,000, which that per-foot figure does not reproduce for a typical basement. Our pricing data notes the contradiction and keeps the low rows as references only. A contractor quoting at or below the low end is quoting a bare shell: framing, drywall, paint, basic flooring and power.

What the Chicago number says

Chicago is the closest large metro with a published guide, and the Angi page there gives $55 to $145 per square foot. Its summary bullet says $55 to $120, but its own size table runs to $145, and the page puts labor at 50 to 70 percent of cost. Chicago labor and permit costs are not Rockford's, so read it as an upper bracket. Columbus, Ohio runs lower ($28 to $90). For the metro comparison see the Chicago versus national guide.

What per-square-foot hides

  • Labor. HomeGuide puts labor alone at $6 to $20 per square foot, so a third or more of the range is labor even for a basic finish.
  • Add-ons. A bathroom, bedroom, wet bar or kitchenette adds a block that does not scale with floor area.
  • Fixing what is under the finish. Waterproofing, radon, an egress cut and electrical upgrades come before the finish.
  • Open plan versus rooms. HomeGuide prices an open-plan finish and a three-room finish separately for each size.

Convert it to a budget

Multiply your finished area, not the whole footprint, by the range. A 1,000 square foot basement that finishes only 700 square feet prices at 700 times the per-foot range, plus the add-ons. HomeGuide's own totals for 1,000 sq ft are $30,000 to $40,000 for an open plan and $40,000 to $50,000 for three rooms. Totals by size are in the 1,000 sq ft guide, and every range with its source is on the cost page.

Worked examples with the working range

These multiply HomeGuide's per-square-foot range by the area you actually finish. They are our arithmetic from a published range, not quotes, and add-ons are extra.

Finished areaAt $30 to $50 per sq ft
400 sq ft$12,000 to $20,000
700 sq ft$21,000 to $35,000
1,000 sq ft$30,000 to $50,000
1,400 sq ft$42,000 to $70,000

Compare those with HomeGuide's own totals by size: $15,000 to $20,000 for 500 sq ft, $30,000 to $40,000 for 1,000 and $45,000 to $60,000 for 1,500 (open plan). The per-foot range and the size totals describe the same market, and the totals are the tighter guide when your area matches one of them.

When per-foot pricing misleads

A small basement costs more per foot because fixed items such as the permit, a panel upgrade and an egress cut do not shrink with the room. A large open basement costs less per foot because the walls and doors are fewer per square foot of floor. A basement that needs waterproofing or radon work first has a cost that never shows in a per-foot figure. Use per-foot numbers to sanity-check a bid, not to build one.

Quick answers

What is the average cost per square foot to finish a basement?

HomeGuide puts it at $30 to $50 per square foot, a national range updated February 6, 2026. Angi's Chicago guide runs $55 to $145. The cost page lists each source.

Why do the per-square-foot numbers differ so much?

They measure different scopes in different markets. The low rows are bare-shell references, the national range is a typical finish, and the Chicago range reflects a metro labor market. Angi's own bullet and table disagree on the Chicago high end.

Is there a Rockford price per square foot?

Cost guides publish none. Every figure on this site is national or from a Chicago-area or Columbus, Ohio guide and is labelled that way.

How much of the cost is labor?

HomeGuide puts labor alone at $6 to $20 per square foot, and Angi's Chicago page puts labor at 50 to 70 percent of the total. See the cost page.
