Most Expensive Parts of Finishing a Basement

Updated

Short answer

By the high end of published ranges, a wet bar tops the list at $2,000 to $30,000, then a kitchenette, a living area, plumbing and a bathroom. Full waterproofing with a pump and drain can rival them at $6,000 to $18,000 in HomeGuide.

The ranking

We sorted every line in our cost set by the high end of its widest published total. This is a ranking of ranges, not of typical bills, so a line with a very wide range (a wet bar, $2,000 to $30,000) tops a line that is predictable.

No cost guide publishes a Rockford figure (Angi, HomeGuide, Thumbtack and Fixr have no Rockford page), so every range on this site is a national average or a Chicago-area or Columbus, Ohio guide, and each one is labelled that way.

What drives each one

  • Plumbing and wet areas. Anything that needs water and drains costs more than anything that does not. If the basement sits below the sewer, the toilet needs an ejector. See the ejector guide.
  • Electrical. It scales with area and fixtures. HomeGuide prices it at $4 to $9 per sq ft, This Old House at a total range of $1,300 to $12,000.
  • Water control. Waterproofing and a pump are repairs, not finish, and HomeGuide says full waterproofing with a pump and drain runs $6,000 to $18,000. See the waterproofing guide.
  • Kitchen-type rooms. A kitchenette or wet bar adds plumbing, venting and cabinets.
  • HVAC. Extending ducts or adding a unit is its own trade.

Which you can avoid

A wet bar, kitchenette and bathroom are choices. Waterproofing, a pump, radon work and an egress window for a bedroom are not choices if the basement needs them, and the code requires the last. Electrical and HVAC are required in some form. The cheaper finish skips the first group and gets the second group right. See the cheapest way guide.

Drywall, framing and paint are modest lines compared with the list above, and they are where an owner doing some of the work saves the most. See the DIY guide. All lines with sources and dates are on the cost page.

How the ranking can mislead

A range's high end tells you the worst case a source published, not what most people pay. A wet bar at the top of the list can cost a few thousand dollars or tens of thousands depending on the plumbing run and the cabinets. A line with a narrow range, such as framing, is predictable, so it ranks low even though the work is large. Use the table to decide what to question hardest in a bid. The widest ranges are where two bidders can differ by thousands for reasons that are specific to your basement.

Where to ask for itemization

  • Any room that adds plumbing: bathroom, wet bar, kitchenette, laundry.
  • Electrical, since it scales with circuits and fixtures.
  • HVAC changes, since they depend on the existing system.
  • Anything described as an allowance.
